Aurora Highlands Adds a Medical Campus With Room to Grow
A new medical campus held its opening celebration ahead of a scheduled September 29 start for patient care.
A growing neighborhood needs places to receive care as well as places to live. AdventHealth’s new Aurora Highlands campus offers a concrete example of how those services can arrive in phases.
Mile High CRE reported on September 22 that the new campus had held its opening celebration ahead of a scheduled September 29 start for patient care. The 88,000-square-foot facility at 3405 North Main Street includes a freestanding emergency department, outpatient imaging, and clinic space. As of September 23, the patient opening was still ahead. AdventHealth’s own announcement describes the building as the first phase of a larger medical campus. It identifies emergency, primary, and specialty care among the services planned for the location. Read AdventHealth’s September 21 announcement.
Track the first phase separately from the master plan
Track the services available in the opened building and the facilities planned for later phases separately.
The reporting describes a later hospital phase with 50 to 75 beds and an anticipated Level III trauma designation. The September opening covers the emergency and outpatient facilities; the hospital remains planned for a later phase. Mile High CRE’s campus description.
Landmain’s view is that development coverage should keep these stages visible. Residents should be able to distinguish services available today, services with an announced opening date, and facilities still in a longer-term plan.
Look beyond the building footprint
A medical campus also raises practical site questions. Can residents reach the entrance safely? Can someone being dropped off find the right door? How would later construction affect access to services already operating?
These are useful measures of whether a phased development works. A site can reserve room for expansion while still needing a clear plan for the people using its first building.
The campus gives Aurora Highlands a specific milestone to follow: the scheduled September 29 patient opening. After that, the most useful measures will be the services actually available and how well the site supports the people who use them. Future phases should be judged as their scope and timing become concrete.
